Video Studio x9 voice over issue in render
I am creating a video podcast. I am recording my voice prior and putting the voice file as MP3 to the project. I am placing videos and pics inline with my voice. While the preview during editing is completely inline with the videos and pics, when I render the project (in the same setting of the projects) I have realized that the video comes about .5 sec late. I tried to disable smart render or HW acceleration but no fix.
Please advice it is so annoying.

You better record your voice as wav file not mp3.

Send us the printscreen of VS how do you couple the videos with the voice track.
I use since several years MP3 on the voiceover track and I hade never a problem with it.
In my case the videotrack is ready and ony after that I am placing the voicetrack to the project.

In my case I am recording the voice with dicord. Post edit it audacity with multiple channels and export as MP3.
I am putting the pics and videos based on the voice. In the preview it is sync but it render it is off.
Next time I will try wav file. Evet it will be huge.
Any suggestions?

Is the first videotrack continous? ( no gaps)
Try to render into mp4 and check the synchron. Maybe we can close out some problem.

No gaps were possible in the main timeline in X9. Gaps were only introduced a week or so ago with VS 2019.
However, what puzzles me about cybernick's problem is why audio being out of sync by only half a second causes cybernick to have angst about it. I can only imagine it is because somehow or other he has a voiceover which is supposed to sync with the lips of a person in the video. But it would be useful to see if cybernick can explain exactly why the out of sync is so important here...
The other usual thing which can cause sync problems is to insert a transition or transitions between clips in the timeline *after* you have measured the timings of clips for the purpose of timing voiceovers. Transitions will of course alter the length of clips, and thus put out the sync of a voiceover if the transition is inserted after the voiceover...

Let me explain why the sync is an issue but not a huge issue.
For example the voice mentions names of celebrities participating to an event. And in preview play the when the names are mentioned the pic of the person appears just in time. But in the render output the pics comes after 1 - 0,5 sec which is not a big deal but annoying considering I spent hell of time to sync in edit.

Based on feedback I got from support team I have deleted temp files and reset application setting to default but no change

Fortunately this function works well on my system. I just finished a music clip, where I need a high precision bellow 1/5 sec this means at least 5 frame accuracy, what is 0,2 sec, sometimes even more. My problem is that the cursors are not accurate enough on the screen. It wasn't a case with X7.

Ok I have tried putting the audio file as wav instead of mp3. Worked fine.
So it has something to do with mp3 compression. Keep in mind.

Some thoughts
Either it is a Mp3 Lame codec issue
or
your recording using a different frequency rate compared to the project / video settings
if one used 44.1khz and the other 48.0 Khz would that cause the audio shift.
Your attempt using Wav could be using a different / correct rate.

Also, there's no point in using Audacity when you can get SONAR Platinum for free. It's a Pro-Level DAW with Video Support. So you can record your Podcast there with the video loaded in the DAW, to use markers and know when certain key points are coming up.

Then you export a WAV and just drag to VideoStudio.
If you want you an do all of your Audio there, then mix and master it and replace the audio in VS with a Stem from Cakewalk... but that's a topic for a different day
