How to create greyscale graduations

Hello
I want to create a greyscale graduation over an area of a picture.
I have tried using a 25% hardness brush with limited success but I am trying to create a gradual increase in 'greyness' over a longer 'distance'.
Consider the image I have included (taken from elsewhere) to demonstrate what I am trying to achieve. I have also included the image before the author added the greyscale.
Is there an easy method to do this?

Please disregard this thread as I think I have found the answer - using OPACITY (please advise if there is a better way).
