MF7SE is crashing when rendering Blue-Ray disk

I tried to render to a Blue Ray Disk consisting of 4 MPEG files rendered in VSX3 Pro, all together a 38 minute video. I have added chapters and menus to all 4 parts. Settings for the project: 'Test before burning' chosen. 'Buffer underrun protection' deselected.
After 3½ hours it was still at 9% (which it had been for about 3 hours) complete and I decided to stop the process. When I tried to open the existing project MF7SE crashed constantly when I tried to add the fourth media file. I have cleaned up regbase, tmp files etc. plus restarted the PC without luck. I also started a new project and imported the same 4 files (chapters + menus were still there in each file) and again MF7SE crashed at 9% completion after 12 minutes.
