Convert AVCHD to HDV, best way -- can't find the answer

I am about to edit my lastest video and i thought the best solution for all the AVCHD problems was to convert the video files to HDV first. I know it can be done with VS12 but can't find my way around it. It is important to me to retain 5.1 audio.

Can you help me out?

I am sending you via your email address a small HDV clip which uses 5.1 audio at 448 kbps. I trust you are in PAL country as it is the only type I have. Also sending instructions on how to make a template from it which can then use in your conversions.

Pay particular attention to my final comment in that note: once made, the template cannot be further edited. To attempt to do so in effect destroys it and it reverts to some vanilla default template. So you need to keep the video file handy in case you need to remake the template!
