In order to help you we need more information. Please read the following :
  1. Read This First Sticky
  2. Recommended Procedures
  3. Tutorial, From Camcorder to DVD found in our tutorials section.
Also please complete your system information in your profile. This will help us in troubleshooting your problems now, and in the future this information will already be available, so you will not have to re-type it.

Are you following the recommend procedure:

1.Capture to (most people use DV, unless you're not able to)

2.Edit in the same format, keeping the project properties the same as your video clips. Then after all editing is done...

3.Share>Create Video File to DVD compatible MPEG-2. Then and only then going to:

4.Share>Create Disc.

It seems like you are either skipping Step#3 and going into the burn module with a project in the timeline, or you are capturing and editing MPEG or some other highly compressed video format, thus giving you the Out of Sync problems.

If you are editing MPEG (hopefully MPEG-2) make sure Smart Render is not checked. There seems to be an issue (again) with Smart Render and MPEG files.
