Unable to edit Menu on DVD+VR

Our DVD's are recorded directly on to a stand alone Sony VRD-VC20 on DVD+RW in the DVD+VR format. MF3 will edit (change menu items)on some of them no problem and sees them as DVD+VR. Others from the same recorder same disks it sees as Data/Audio and will not edit the menus.
Any Ideas?

Unable to edit some DVD+VR disks

These are all brand new disks, formatted fresh with no previous recording. Why would some appear as DVD+VR and not others? I have loaded all updates and patches.
Any ideas?

Thanks so much for your reply. The formatting you describe is what my understanding is of the different formats. Editing directly on the disk is what I am talking about. We are using Office Depot brand disks, DVD+RW, 4X, 4.7GB, they seem to have been very reliable, but if you have any suggestions I am certainly open to trying other brands.

I have had that happen, the no update. That is not the case here. We have tried this process from a clean boot with no difference. We can load one, MF3 sees it and it is fine. We load one that was recorded on the same day, same equipment, same disks and like you say that box is greyed out and it shows the disk as having data/audio. Put in another disk and it updates with new info.
I am not sure I understand "protect feature".
