I have tried lower the transfer rate, replaced my dvd burner (I am now using SONY dw-g120a) , replaced media type (all DVD -R).

1. Don't burn at faster than 4x speed, regardless of the speed rating of the blank disc or the burner itself. Burning slower 'seats' the signal better in the disc as the laser has more time to burn an effective signal.
2. If the 'most DVD players' to which you refer 'mostly' consist of more expensive brand name models, be aware that these are usually the most picky when it comes to home-made DVDs (let alone VCDs or SVCDs). Any number of factors, including burn speed, disc coating, disc manufacturer, or disc type, either individually or in combination, can cause these players to reject a disc or play it erratically. Some players don't like +R discs, others won't play +/-RW discs. On the other hand, cheap no-name players from China seem to play anything round and silver that you might care to throw at them.
